The wet soils are the ones to watch

Wilson covers about 8% of Sunnyvale. It reads 4.5 at the surface and 7.5 further down, from about five inches to three and a half feet, at 42.5% clay.

The survey classifies Wilson as Oxyaquic, which means the soil is naturally wet for part of the year.

So on those parts of town, the ground holds water and lets it go slowly, and the clay does its moving below the surface, where you can't see it. Add the creek bottoms where Trinity sits, and it's easy to see why foundation drainage does more work here than in most places.

What Sunnyvale Homes Are Built On

Sunnyvale is small. Census figures count 2,722 housing units, by far the smallest number of any city we cover.

The median build year is 2006. About 32.8% went up in the 2010s, and another 29.8% between 2000 and 2009. In all, 78.2% date from 1990 or later, and only 3.9% were built before 1960.

So most Sunnyvale houses are on a slab, and post-tension is likely on the newer ones. Those slabs have steel cables pulled tight inside the concrete, and they should never be drilled into blind.

The town's own construction standards cover both rebar and post-tension slabs, with a separate set of requirements for each. Your builder paperwork should say which you have, or a foundation inspection can settle it.

Permits for Foundation Repair in Sunnyvale

The town publishes a handout just for foundation repair, separate from its new construction packet. All foundation repair work has to meet the 2021 International Residential Code and the 2021 International Building Code, as amended.

The minimum submittal is two drawings:

  1. A detailed foundation plan including the existing foundation and the location of the proposed piers or footings
  2. A detailed plan showing the proposed pier or footing specifications

Every plan has to be drawn to scale and dimensioned. It has to carry the legal description or address of the property. It also has to be dated, then signed and sealed by a licensed State of Texas professional engineer. The handout warns, in capital letters, that incomplete submittals won't be processed.

For the inspection, the town asks for a third party report on the pier and footing work rather than sending its own inspector. The building official can require more inspections at their discretion.

The fee schedule lists foundation repair at $100.00 for residential work, and a second inspection after a failed one at $50.00. An ordinance amended the town's fee schedule in October 2025, so it's worth confirming the current figure with Development Services at 972-203-4188 before you budget for it.
